Whether you are looking for a romantic break or simply a special dog friendly holiday, Our cottages provides the opportunity to relax in the tranquil surroundings of a Victorian rectory in grounds of 7 acres. The 4 one bedroom cottages have been decorated and furnished to a very high standard with period features retained. All have CH, well equipped modern kitchens, dishwasher, fridge freezer, integral cooker and microwave, TV, Freeview, DVD and music centre, plenty of books and games and use of a DVD library, Ordnance Survey maps and binoculars. Ideal self-catering holiday cottages for discerning adults or couples. Short breaks. 4* rated

A stay at The Old Rectory in Flixton can be as active as you want it to be. If you are looking to recharge your batteries, our high quality comfortably furnished cottages in attractive surroundings mean you can do as little or as much as you want. However, we have listed below some of the activities that might tempt you out.

No extra charge for dogs (maximum 2 per cottage). What we do ask is that dogs are kept off of the furniture; supervised both inside and outside of the cottages, and never left in the cottages by themselves.

We can also provide you with details of which local beaches allow dogs - so a run along the beach may be one of the highlights of their holiday. We look forward to welcoming you and your dog to The Old Rectory

Sympathetically converted from domestic buildings The Old Pump House is accessed via 13 steps into a Victorian brick courtyard. The property retains parts of the original pump mechanism in the lounge/dining area. The high ceilings, the inglenook fireplace in the bedroom and country furniture all combine to provide a relaxed 'lived in' comfortable atmosphere you will love. The cottage is attractively furnished to a high standard, truly a home from home, designed so that your holiday is the ultimate get away from it all.

The Old Pump House boosts a well equipped kitchen and an integral spacious lounge with a TV & DVD- a curtain hugs the door for cosiness on winter nights. Although the kitchen is fully equipped, if you’d rather take a break from the cooking, there is a great selection of country pubs/restaurants a short drive away or why not let us prepare a meal and serve it in your cottage.

Walking through into the large bedroom, you can't fail to be impressed by the way the room is displayed- described as "pure theatre". Add the large en-suite wet room and this is a delightful hideaway

Local Area

Fancy a day at the sea? Southwold or Lowestoft are both within 20 miles. Known as the "Jewel of Suffolk", at Southwold you can visit the renovated Victorian pier, golden beach and colourful beach huts. Southwold is also the home of Adnams Brewery. A trip to Lowestoft will enable you to boast that you have visited the most easterly town in Britain- the eclectic mix of wide expansive award-winning beaches, rich maritime heritage and Broadland links makes Lowestoft an attractive place to visit.

The Old Rectory offers an excellent base for guests who wish to walk, cycle, fish or watch birds.

For walkers there are numerous footpaths including the Angles Way and Bigod Way- all of the cottages have Ordnance Survey Maps and we also have a small library of books detailing local walks.

Suffolk is one of the best areas in the UK for bird watching all year round - Dunwich Heath, Minsmere, Benacre Broad and the newly opened Hen Reedbeds are all a short drive away from The Old Rectory.

Anglers are well catered for with plenty of local fishing spots (we have compiled a list of local fishing facilities) whilst The Godric Way provides a selection of cycle routes.

We are dog friendly! There are plenty of dog friendly walks around the cottages, and you can exercise them in our 5 acre field which is full of the scents left by rabbits and pheasants.

There are woodland and excellent country lane walks without even having to get into your car.

We have even compiled a list of pubs where dogs are welcome.
